In Lucas County and across northwest Ohio, foreclosure means the lender sues you in the Court of Common Pleas. From the day you're served, you have 28 days to file an Answer - the most important deadline of the entire case, because missing it means a default judgment. Answer on time and the case typically runs six months to a year, time you can use to negotiate, modify the loan, catch up, or sell. If a sheriff's sale is eventually scheduled, the home must be appraised and the opening bid can't fall below two-thirds of that value - and the sale isn't final until the court confirms it about 30 days later. Until confirmation, you can still redeem or close your own sale.

How long does a foreclosure case take in Lucas County?

What happens if I throw away the Complaint and hope it goes away?
It won't - it becomes a default judgment. If you don't file an Answer within 28 days, the court can rule for your lender automatically, and the case jumps straight toward a judgment and sheriff's sale without you ever being heard. An Answer doesn't have to be fancy; it just has to be filed. It preserves your rights, slows the case to its normal months-long pace, and keeps every negotiating option on the table. If the deadline already passed, reach out anyway - there may still be moves left.
Can I sell my Toledo house before the sheriff's sale?
In most cases, yes - and Ohio law protects that window longer than most states. You can generally sell right up to the sale date, and the equity of redemption runs until the court confirms the sale, roughly 30 days after the auction.
