Facing foreclosure in Akron?
You still have options.
From Akron's north side to Barberton, Cuyahoga Falls, and down to Canton, we've talked with homeowners at every stage of the process - some who just missed their first payment, some with a sheriff's sale already on the calendar. Wherever you are on that line, Ohio's court-based process almost always leaves you more room to act than you think, and Summit County's mediation program exists precisely to help you use it.

How foreclosure moves in Summit County.
Akron-area foreclosures are lawsuits filed in the county Court of Common Pleas - Summit County for Akron itself. Once you're served with the Complaint, you have 28 days to file an Answer; missing it hands the lender a default judgment. File it, and the case typically runs six months to a year, with Summit County's foreclosure mediation program available to pause things while you negotiate. If a sheriff's sale is ordered, the home must be appraised and can't open below two-thirds of that value - and no sale is final until the court confirms it roughly 30 days later. Until that confirmation, you can still redeem the property or sell it yourself.

How to know you're in safe hands
Foreclosure attracts scammers.
Here's how we're different.
The moment your foreclosure became public record, the letters and calls started. Federal regulators publish the warning signs of a foreclosure rescue scam - so hold us to every one of them.
We never charge you a fee. Not upfront, not ever.
Charging homeowners upfront for foreclosure help is the #1 red flag of a rescue scam - and it's illegal. Our guidance costs you nothing, period.
We never ask you to sign over your deed or title.
Your home stays yours. If you ever decide selling is your best path, it happens the normal way - a standard Ohio Association of Realtors contract you review on your own timeline.
We never tell you to stop paying your lender.
Anyone who tells you to redirect your mortgage payments to them is stealing from you. We will never touch your mortgage payments.
We never pressure you to sign anything you don't understand.
Take every document to a lawyer, a family member, or anyone you trust. We'll wait - and we'll encourage it.
You've made it this far. The next step is a 30-minute call - no pressure, and no calling you back if you don't want it.
You have options.
Let us show you what they are.
