It starts when your lender files a Complaint in the Court of Common Pleas, and you have 28 days from being served to file an Answer. The case then runs for months, not weeks: Franklin County even offers a court-connected mediation program that can pause things while you work out a solution. If it reaches a sheriff's sale, the home must be appraised and can't sell for less than two-thirds of that value - and nothing is final until the court confirms the sale roughly 30 days later. Until confirmation, you can still redeem the property or sell on your own terms.
